Designed for light, space and indoor / outdoor entertaining, this lovely three bedroom home is irresistible and provides a contemporary lifestyle. Built over two levels, featuring the master bedroom on the second level complete with an ensuite and its own living area plus enough extra space for an office, it offers a lovely retreat away from the busy family areas. The open plan lounge, kitchen and dining area allow for great family time, with loads of space for the family to be in different zones. The kitchen is very well appointed offering all the mod cons plus a large walk in pantry. The area is all kept beautifully warm with gas heating. The other two bedrooms are on the main floor and enjoy fantastic morning sun along with the main bathroom, separate toilet and spacious laundry. This home is an entertainers dream, with the living and dining areas opening seamlessly onto a large covered deck, which flows down to a large back deck and a landscaped, flat grass area and garden which is sheltered and private. There is plenty of space for you to potter in the garden, read a book within the tranquil setting, entertain your friends or watch the children play. The decor in this home is timeless, being built by Lockwood it has a wood finish and is incredibly durable. The option is also there to whitewash some walls, which looks outstanding. Double garaging with internal access allows for ease of entry protecting you for those winter months ahead. There is another twist to this property that you may wish to consider - Previous owners had plans to add an ancillary unit at the rear of the section. The property is zoned for some of Hamilton's top schools - Hillcrest High School, Berkley Normal Middle School and Hillcrest Normal and it is also close to the University of Waikato. Riverlea / Hillcrest is a very sought after area, with the Waikato river just a short walk away. All in all, this is a fabulous property and one I'm sure you would love to call home. The Work has Begun!

Spending was approved in 2017 and this week, work will start on the $10.7m refurbishment of Hamilton's Waterworld. Originally, most of the spending was earmarked to build a new pool however the complex was built in 1976 and it has had little spent on it since.
