September - New benchmark set.

Strong buyer activity continues to drive the market to new highs as Hamilton residential sales set a new benchmark with 463 properties selling at a median price of $425,000. A word of caution needs to be exercised as a significant number of properties have entered the market and buyers have a greater range to choose from. Our count of 499 properties newly listed on realestate.co.nz during the month is as many as we’ve seen since we started recording this statistic. The median time on market eased from 23 days to 26 days during September which is another measure of a less fervent market. Vendors need to now be aware of the competition their property faces in the market and ensure the property is priced accordingly. Although there has been a softening in price growth Auction clearance rates have been maintained above 70%.
